My fiance and I moved in here we were down our luck trying to get back on our feet. First until you move in you don't really see all the problems. They finance your deposit at loan shark rates. They say it is week to week. It is not it is a one year lease. You pay rent every week so they have more chances for late fees. They finance part of your deposit when it should only cost you 200.00 they charge you 400.00 even though we did not ask them to finance it we had the money to pay the security deposit. There are wholes in wall covered by different scrap wood from other trailers. You can see the ground through the walls. Wholes in the outside of the trailer. Sewage coming up through the pipes so bad I have started getting physically sick. They are roach infested. They have said for 2 weeks in a row that they will fix the things on our work order such as leaky toilet, doors that are not attached or split down the middle and won't close. My oven doesn't work. I pay every week on time and I have lost two days of work because they say they will be out and never show or even acknowledge us. They are horrible and basically just rob people of their hard earned money. They have numerous (over 38 since 2011) code enforcement violations. That is just this one never mind all the parks they own. Check out Hillsborough County Code Enforcement. I will be reporting them tonight. Do Not Rent From These People I only Wished I would of seen something like this before I rented from them. Now I am stuck paying till code can make them fix it. Save yourself the headache.

Do not rent from any of these parks: Glenwood, Waterside, Countryside, Willow Creek. They are all owned by the same aholes!!!! They just want your money!!! If you do not pay your weekly rent they will harass you to know end. They will send you fake letters in the mail saying you have been put on a do not rent list for mobile home parks and the rental association does not exist. It is a made up name and place by the owners. You will get a three day notice to pay up and if you do not do it they put in for an eviction on you. It takes them forever to come and fix something and that is if they have the parts to do it. If you want to live in a roach motel this is the place for you. The dumpster at Countryside is always overflowing with trash and in hot days you can smell it through the whole park. They say they are filling up fast they are not!!! For every one who moves in four, are moving out. They let anyone move into these places. They do a minimal background check and as long as you are not a violent criminal they move you in. For certain three bedrooms you end up paying over $900 a month!!! Go get an apt or rent elsewhere for cheaper and nicer places!! Once you get in good luck on getting out!!!!!!

park and the rest of the parks they own are full of roaches and rats. they never do pest control or fix anything the legal or safe way.. the people running these parks lie cheat and steal from whoever they can. they will change the names of the parks to fool people but its the same owners and same help. DO NOT RENT FROM GLENWOOD , J&L , WATERSIDE, COUNTRYSIDE OR WILLOW CREEK ALL WILL LIE TO YOU TAKE YOUR MONEY AND YOU WILL HAVE TO LIVE WITH TONS OF ROACHES AND RATS.. PLUS EVERY TRAILER SMELLS LIKE THE SEWER. THEY POUR BLEACH AND SPARY THE UNITS SO YOU DON'T KNOW UNTIL YOU MOVE IN. GLEN PEARSON STILL OWNS ALL THE PAKS AND HIS PARTNER IS CHAD IS STILL WITH HIM. PLEASE DO NOT RENT AT ANY OF THESE PARKS. WE ALL NEED TO WORK TOGETHER TO SHUT DOWN THESE SLUM LORDS.TURN THEM IN FOR EVERYTHING(CODE INFORCMENT, HEALTH DEPT,ETC )
